History

An impressive history, a vibrant future

For over forty years, New England Development has taken a creative, entrepreneurial approach to real estate development and management––delivering and sustaining successful projects across a wide range of property types.

These projects transform complex challenges into preferred destinations, generate long-term value to communities, afford compelling opportunities for local and national businesses, and offer sought-after experiences to a wide range of consumers.

Propelled by a senior management team led by Chairman and founder Stephen R. Karp, Vice Chairman Steven S. Fischman, and President Douglass E. Karp, NED has more than 50 million square feet of retail, commercial, and residential space to its credit. With deep roots––and expertise––in all aspects of retailing, NED is a partner that anticipates and responds to the changing needs of retailers.

Known for having redefined shopping convenience with some of the country’s most widely recognized and successful enclosed regional malls, NED has experience developing, leasing and managing properties across the country. NED and its affiliated company WellsPark Group became the largest privately held mall company in the country. NED not only managed the portfolio we developed in New England (the largest New England portfolio), but also managed and leased malls stretching from New York (including The Westchester and Menlo Park Mall), through the midwest, Texas, and California.

Notable among these shopping centers are The Westchester in White Plains, New York, featuring New York state’s first Neiman-Marcus and Nordstrom and 150 upscale stores; Northshore Mall in Peabody, Massachusetts, which NED completely redeveloped, after acquiring from DeBartolo, added anchors to, re-leased and turned into the most productive mall north of Boston; and CambridgeSide, which NED developed and manages. Located in one of the world's greatest high-tech/bio-tech innovation districts - East Cambridge, Massachusetts, CambridgeSide is part of an award-winning, master-planned development featuring over one million square feet of retail, office, and hotel space.

Acclaimed for creating some of the country’s most widely recognized and successful regional centers––as well as multifaceted developments that combine retail, residential, hotel, and office uses, today, NED’s robust, national portfolio includes:

  • Retail centers
  • Outlet centers
  • Street-front retail
  • Airport retail
  • Office & Lab
  • Mixed-use developments
  • Hotels and restaurants
  • Marinas
  • Golf courses
  • Planned community

We invite you to explore our history in the timeline below, and our current properties showcased on our website.

1992 MarketPlace Development Founded

MarketPlace Development, a leading developer and manager of airport concessions programs, is founded, and shortly thereafter begins redevelopment of the retail and food & beverage program at LaGuardia Airport's Central Terminal and at Philadelphia International Airport.

The country’s largest airports have collaborated with MarketPlace Development to create world-class retail environments that increase passenger satisfaction and provide retailers with new opportunities. MarketPlace elevates traditional airport retail by attracting and delivering recognizable national and local brands and by creating environments and experiences that attract customers.

The seasoned team collaborates to enhance merchant performance, and ultimately grow airport, airline, and merchant revenue. Exciting national, regional, and local shops and restaurants continue to arrive at Boston Logan International Airport, Philadelphia International Airport, Reagan National Airport, and Dulles International Airport— all part of MarketPlace’s ongoing successful development and management of airport concessions programs nationwide.

In June 1998, Philadelphia International Airport (PHL) and Marketplace PHL LLC, the Airport’s concessions management partner, marked the grand opening of Philadelphia Marketplace at the Airport on the B-C Connector. The corridor, between PHL’s busiest terminals, was lined with local and national name-brand retail shops and a large food court. With the look and feel of a shopping mall, Philadelphia Marketplace was revolutionary in the airport concession industry and PHL was among the early trend-setters in what is now a popular concept in airport concession programs.

It was the first such ‘mansion' ever built on the New England island.  Since it was erected, Jared Coffin House serves as a centerpiece of the Nantucket Historic District. 2019 The Pinehills Wins Gold for “Best Mixed-Use Community” at the 2019 PRISM Awards

The Pinehills, by New England Development, one of the country’s most celebrated examples of creating community, receives the 2019 Gold PRISM Award for Best Mixed-Use Community.

The Builders and Remodelers Association of Greater Boston (BRAGB) recently held its annual PRISM Awards Gala at the Boston Marriott Long Wharf Hotel to celebrate the best of the best in the local residential building industry. The awards recognize the finest projects and outstanding achievements of builders, developers, project owners, architects, land planners, interior designers, remodelers, and other professionals in the home building industry.
The Mixed-Use Community category included any urban, suburban or village development, or even a single building that blends a combination of uses including residential, commercial, cultural, institutional or industrial.  Judges considered the overall integration of this variety of different uses and how together they benefitted the community and its residents.

The Pinehills team, led by New England Development, Managing Partner Tony Green, and Pinehills LLC President, John Judge, points to its mission of putting nature first.  Says Green, “Instead of making the land something it’s not, we have made our plan nestle into the land.”

2019 Allston Yards Receives Key Development Approval

The Boston Planning and Development Agency Board votes unanimously to approve Allston Yards.

Allston Yards, a dynamic, mixed-use neighborhood envisioned with connectivity, community engagement, and accessibility as its primary goals.  The existing, suburban-style shopping center at 60 Everett Street will be redeveloped with housing, open space, lab and office space, retail, and a new, state-of-the-art grocery store.

The Allston Yards redevelopment will create a new neighborhood at the nexus of Allston, Brighton, and the new Boston Landing district. The project will provide and build upon a number of critical infrastructure investments: extension and expansion of the street grid through the site, new connections to the Boston Landing MBTA station, improved pedestrian and bicycle connections, and the creation of new pedestrian-scale, publicly-accessible open spaces.   All of this will transform a unique site – currently occupied by an older shopping plaza and large surface parking lots – into a new neighborhood.
